1.Most of the changes to the new revised version of the national builders regulation relate to energy efficiency in buildings thus stated in part X of the national builders regulations. The environmental sustainability section deals this, and should be complied with by the 10 April 2012.Section A and x deals with the energy efficiency in buildings, in the form of heat retention and heat loss in a building. And finally section XC deals with water and recycling.
2. The role of an architect is in the construction or built industry. An architect deals with extensions, alterations additions of existing buildings or creating new buildings/structures. They work either alone or part of a team of designers who deal with the other aspects surrounding the structure such as landscaping.
Architects works closely with the client to interpret their needs or the function of the structure. Architects work not only to meet the client’s needs but within their budget. Architects work from the very start of a project to the very end, sub-contracting contractors and other much needed engineering assistance. They will ensure that both the aesthetic of the building as well as the safety of the structure, To ensure that the building is structurally sound.
3a. Tender document-a project usually comprising a owner, architect, contractor and supplier. These parties will agree on a guideline as to how they will approach or proceed with the project. This becomes a legal document known as a tender document.
3b.Bills of quantities- A cost item that is found within a bill of quantities, the item refers to the unforeseeable cost likely to occur during contracts. The first contingency sum refers to specific items i.e. additions alterations, services. the second type of sum is where money can be allocated to any item
